Social media is an incredible way for Realtors® to connect with potential clients. It can act as a window of sorts into what you and your business are all about. And now more than ever is the time to capitalize on social media to improve client engagement and interaction as well as build a following for your real estate business. This bodes the questions: “What should I be posting”. Here is what to post on social media for real estate agents. 

SOCIAL MEDIA PLATFORMS

First things first – know what social media platforms are out there and what each platform has to offer. Having a firm grasp of what social media platforms are available helps you eliminate certain ones and aim your focus on a select few. This saves you time and paves a clear path for your audience to connect with you. 

  • Facebook: On Facebook, you have the ability to post original content and share others’ posts on your profile page. Acceptable content includes stories, videos, pictures, and text. It is wildly popular, giving you a huge reach. However, it’s most popular amongst Millennials. 
  • Instagram: Instagram allows you to post original pictures, videos, and stories with captions. It is a popular photo-sharing app. Similar to Facebook, it is very commonly used by Millennials but is also frequented by Gen Z. 
  • Tik Tok: Because of the pandemic and everyone staying at home and on their phones, Tik Tok has taken the world by storm in 2020. Tik Tok’s algorithm is very well tailored to each individual user, making it easy to consume relevant content to a specific person. The Tik Tok platform is comprised of videos that creators post.
  • LinkedIn: LinkedIn’s platform is almost identical to Facebook’s but is geared toward making professional connections and building a strong network. 
  • Snapchat: Like the story feature on Facebook, Instagram, and LinkedIn, realtors can use Snapchat’s platform centered around sharing pictures and videos to post stories for their clients to view. 
  • Twitter: Although Twitter allows for pictures to be added to posts and has a new story feature, its main purpose is to post, share, and interact with text posts, better known as ‘Tweets’. 

WHERE TO POST FOR REALTORS

If you saw this list above and thought “I have to post on ALL these platforms!?!?” you are not alone. This list can be overwhelming and you are a busy real estate agent selling houses. You do not have time to be creating content and posting constantly on every single platform. Here’s a tip for you: Find out what social media platform your ideal target audience is on the most and post there. Is your audience on Instagram or maybe they are mostly on Facebook? Maybe they spend their time on LinkedIn. Find out where your ideal audience is and prioritize that platform to keep it simple and easy for yourself.

WHAT TO POST FOR REALTORS

Once you’ve figured out which platforms you want to use and have created your profiles and pages, it’s time to post! 

It can be difficult to determine exactly what you should (and should not) be posting on social media. With so many options out there, use these topics to narrow your content down to build a following, and promote yourself as a knowledgeable, credible, and charismatic realtor. 

New Listing: As a realtor, using social media to promote new listings is a great way to bring awareness to what’s on the market. 

Home Tours: Give followers the personal touch of video tours of your listings. You can point out key features and create an experience for viewers. 

Giveaways or Contests: Looking to increase your follower count and engagement? Giveaways and contests are a great way to encourage people to share your page with their friends. But make sure you’ve laid out the ground rules and planned accordingly before you launch. 

News and Info: Keep people in the know! Pose yourself as a real estate expert by sharing relevant posts and articles about current events in the market. 

Neighborhood Guides: People looking for a new home are shopping for a new neighborhood too. Posting a neighborhood guide can be a very helpful tool! 

Closing Posts: Share your success! People want to work with a good, trusted realtor. Give yourself a pat on the back and show your followers what you’re all about but posting your closings.  

Community Events & Things To Do: Show off the local flare and highlight perks of the area by sharing local event information and recommendations of places to visit, restaurant guides, and other fun ideas.  

Local Businesses: Support local and small businesses in the area but sharing their information with you following. A win-win!  

Real Estate Tips: People love tips and tricks! Give your community some insight into real estate to build rapport.

Housing Market Information: When someone’s ready to buy, they track the market to see if it’s the best time. Keep your followers updated on some key Housing Market information to help them navigate their purchase. 

Quotes: Break up your posts about real estate with some quotes. This keeps engagement up and adds personality to your page. 

Open Houses: Those in the market for a new home want updates about open houses. Include posts about upcoming Open Houses that outline all the details of the event. 

Client Testimonials: Reviews show others have used you as their Realtor and they should too. Social proof goes a long way. Let your clients speak to your skill with testimonial posts. 

Personal Pictures and Stories: People want to connect with you on a human to human level. They want to like the person they are going to work with. So show pictures of your kids, your favorite hobby, your favorite thing to cook. Let your personality show through! 

Holidays: Just like sharing quotes, not all social media content needs to be exclusively real estate related. Make your page personable with posts celebrating holidays. Take it one step further and post fun holidays that most have never heard of like “Popcorn Day”, “Talk Like a Pirate Day”, and “Opposite Day”. Here’s a full list of holidays.

Having a strong social media presence can be a great tool to create a community and connect with new, existing, and potential clients. Getting yourself noticed and set yourself apart from the crowd can be a challenging feat. Understanding how to use social media to your advantage is a great asset for your business’ success. When tackling social media, think of it as a way for your audience to get a glimpse of your real estate offerings as well as you, as a realtor. Remember, the most important thing is to post on regular basis on your platforms, so create a realistic expectation of your posting cadence and frequency.
